A little more than four years ago we had a vacancy in an upstairs office suite, and temporarily signed with a broker who was relatively new to the business, but had a very solid track record. After he showed a few potential tenants the suite, our broker became quite enamored with one potential tenant, and sincerely urged us to forgo our standard background check because he thought the guy was such an upstanding citizen. Since we had not met the potential tenant, we reminded our broker about the "checklist of details" that identifies the specific protocol noted in our operations manual. Once our broker got the signed document Paul Dryman and his staff needed to perform the background check, Informed Decision found 7 counts of aggravated assault toward the man's wife, significant domestic abuse that led to arrest, and quite a bit of jail time on the man's record!
To say the least, our broker was floored! However, we were grateful to receive that kind of information. Informed Decision saved us a tremendous amount of time, money and stress up front so we did not have to deal with a personality like that down the road, and the incident reminded us "why" we do not deviate from the protocol we created years ago.
